Why prep dominates Asheville painting bids

Paint fails from the surface down. In Asheville's humid subtropical mountain climate — sticky summers that feed mildew on every shaded wall, an April pollen coat, strong UV at 2,100+ feet, and a housing stock full of 1900s–1930s wood siding — the surface is almost never "just paint it." Multiple conditions compound because each adds its own labor stage — wash, treat, scrape, glaze, prime — before finish coats begin. What skipped prep costs later

Paint over mildew and it grows back through the new coat. Paint over pollen film and adhesion fails early. Skip the stain-blocking primer on wood trim and tannin bleeds through in the first humid summer. Skip the glazing repair and the window sash rots. Each shortcut converts a 7–9 year repaint into a 2–3 year one — the most expensive paint job is the cheap one, twice.

Why do painting quotes vary so much for the same house?

Prep accounting. The high quote itemized the wash, scraping, glazing, priming, and caulk. The low quote assumed a perfect surface that doesn't exist in this climate. Demand line items from every bidder and the quotes converge.

Is a house wash before painting really necessary?

In Asheville, essentially always — a soft wash removes the mildew, pollen, and chalk that stop paint from bonding. Booked with a repaint, it's typically folded into the painting scope rather than billed separately ($330–$770 standalone).

What if my house has lead paint?

Homes built before 1978 with lead-positive disturbed paint fall under EPA RRP rules — containment, HEPA cleanup, certified-firm practices — typically adding 10–25% on affected exteriors. We follow lead-safe work practices and test rather than guess.

Can I do the prep myself to save money?
